(a) Adverse possession--

--- Burden of proof in case of such a possession is on the trespasser to establish not only that he has remained in possession of the property for more than 12 years and without payment of rent but also that he remained in possession as such in denial of the rights of the true owners to their knowledge and that the hostile nature of his possession was open, visible and not permissive in its inception.
